Example go/no-go check: Swanley Park footpaths

This is what the free check looks like. I picked a real tender from the list and wrote it up exactly as I'd send it to a firm that asked. 30 October 2026.

Verdict: a maybe. Ask one question before you price it. It's a small, simple job with almost no paperwork. But the stated value looks low for the size of the work, so check the budget with the council before you spend time on a quote.

What makes it attractive

The risks

  1. The money may not stretch. The two paths add up to roughly 1,000 m² (355 × 2.5 plus 62 × 2). At £20,000 that's about £20 per m² for excavation, sub-base, edging and surface. For a path that takes vehicles, that's thin for any of the three surfaces. Your own rates decide this, but if your number is well above £20k, find out first whether £20k is a firm budget or a rough guess.
  2. Winter works. The window is mid-January to mid-February. Tarmac and some bound gravels don't like cold, wet ground. Say how you'd handle weather delays.
  3. Vehicle loading. "Suitable for occasional vehicular access" means a deeper sub-base on Footpath One. Make sure your quote says what depth you've allowed.

Questions to ask the council before pricing

  1. Is £20,000 a fixed budget, or an estimate? Would you consider a phased approach or a cheaper surface if quotes come in higher?
  2. What vehicles need to use Footpath One, and how often?
  3. Are there known drainage problems or tree roots along the route?

Who should bid

Groundworks or hard-landscaping firms within about an hour of Swanley that already lay park or estate paths. If that's you and your numbers work near £20k, it's a quick, low-effort bid worth sending.
